Queensberry, a joint partnership by Buccleuch Property and Cruden, has joined forces with Telereal Trillium to develop 81 contemporary new homes in one of Edinburgh’s most prestigious residential suburbs.
With an estimated end-value in the region of £50m, Woodcroft follows on from Queensberry’s recent announcement of an exclusive new residential development on Kinnear Road, with a project end-value in excess of £9m.
Situated off Grange Loan in the Morningside area of Edinburgh, Woodcroft is a 4.9 acre site that is set to provide a collection of 24, three-storey four-bedroom townhouses offering bespoke family accommodation ranging in size from 2,100 sq. ft. to 3,400 sq. ft, each complete with its own private garden.
In addition, a mix of 57, two and three-bedroom apartments is also planned for the development, including a number of impressive penthouses. The majority of apartments will vary in size from 1,300 sq. ft to a 2,200 sq. ft., with many featuring balconies or terraces.
Steve Simpson, managing director at Cruden, said: “Woodcroft marks our second development launch within Edinburgh in less than a month. As with our Kinnear Road site, this development contributes to our long-term strategy and commitment to generating premium quality legacy sites within the Capital.
“Given this part of the city offers a prime residential address, we anticipate a high level of interest from prospective buyers and I am confident this will translate swiftly into robust sales for the first phase of Woodcroft.”
Nick Waugh, director of Buccleuch Property, added: “Woodcroft is a landmark new development for Edinburgh which will allow us to further our ambition to create well-located, high quality, sustainable buildings that our sensitive to, and in keeping with, the local environment. We believe it will quickly become the Capital’s most exciting new residential development with boundary pushing design, specification and living quality.”
Nigel Reid, property development manager at Telereal Trillium said: “We are delighted to be working with Queensberry on this exciting development. This is our first residential joint venture and enables us to add further value to the asset by working with a quality house builder in an improving local market.”
The level of detail in the design of each property is no less than purchasers would expect from a development situated within one of Edinburgh’s most sought after addresses.
From a high end specification that encompasses state-of-the-art imported German kitchens to ensuring many of properties are south or west facing to achieve maximum solar gain, Woodcroft is a unique development. Prices will be released in the region of £800,000 to £1.2m for the townhouses and from around £400,000 for the apartments.
In addition to the choice of public and private excellent schools in the area, Morningside is just a short journey from the heart of the city centre. The area also benefits from a mix of local and national retailers as well as independent eateries and boutique shops.
Planning consent has already been granted and phase one of construction is planned for early 2014, with the first completions towards the end of 2014.
